How to compare fix and flip lenders
Fix and flip lenders vary a lot on leverage, speed and how they pay draws. Here is how to compare them side by side.

Your loan amount shows as you type. Send the deal and a loan officer follows up.
Estimate only. Loan amount is the lower of 100% of purchase plus rehab or 70% of the sale price when finished (after-repair value). Minimum loan $150,000. Business-purpose loans on investment property.
Five things to compare
- Leverage. What share of purchase and rehab do they fund, and what is the after-repair value cap?
- Speed. How many days to close, and how many days to pay a draw?
- Total cost. Rate, points and every fee, over your expected hold time.
- Draw process. Who inspects, how fast, and how many draws?
- Certainty. Do they lend their own money or broker it out?
Red flags
- Large upfront fees before you get a term sheet
- Terms that change right before closing
- Slow draws that stall your contractor
- No clear answer on who funds the loan

Questions investors ask
Straight answers about fix and flip lenders.
What is a good fix and flip loan?
One that funds enough of your cost, closes fast, pays draws quickly and has a total cost that still leaves you a profit.
How much of a Dallas flip will you fund?
100% of the purchase price and 100% of the rehab budget, as long as the total loan is no more than 70% of the after-repair value.
What is the smallest loan you make?
Loans start at $150,000.
How fast can you close?
We can close in about 5 days once we have the contract, the rehab budget and title is open.
