Hard money lenders for first-time flippers
You do not need a track record to get your first flip funded. You need a good deal, a realistic budget and a plan.

Your loan amount shows as you type. Send the deal and a loan officer follows up.
Estimate only. Loan amount is the lower of 100% of purchase plus rehab or 70% of the sale price when finished (after-repair value). Minimum loan $150,000. Business-purpose loans on investment property.
What lenders look for on a first flip
- A purchase price with real margin under the after-repair value
- A detailed rehab budget, not a guess
- A contractor who has done similar work
- Cash reserves for closing and holding costs
Pick a simple first deal
Your first flip should be a cosmetic-to-moderate rehab in a neighborhood with lots of recent renovated sales: paint, floors, kitchen, baths, maybe a roof. Save full guts, additions and major foundation jobs for later.
Common first-flip mistakes in Dallas
- Skipping a foundation inspection on clay soil
- Underestimating permit time at the city
- Using comps from a different school zone or across a highway
- No contingency in the budget. Add at least 10%.
Run every deal through the ARV calculator first.

Questions investors ask
Straight answers about first-time flipper loans.
Will you lend on my first flip?
Yes, when the deal has enough margin and the budget is realistic.
Do beginners get the same leverage?
Leverage depends on the deal. A well-bought first flip can still be funded 100%.
What is the smallest loan you make?
Loans start at $150,000.
How fast can you close?
We can close in about 5 days once we have the contract, the rehab budget and title is open.
